The Brief
This week's Southeast picks include the other half of a cross-region mixup.
Our verification pass found W.G. Yates & Sons attached to the wrong AVAIO Digital campus in an earlier draft — it showed up on a Little Rock, Arkansas card (this week's Gulf South Central edition) instead of here, on AVAIO's Rankin County, Mississippi campus, where every public source — the Mississippi Governor's office, the state's development agency, and AVAIO's own site — confirms Yates as GC and $6B as the project's value, not the $5B this card had carried.
Georgia's Forsyth campus also needed a correction: a developer is publicly named (Trammell Crow Company), where an earlier draft said none had been disclosed. Both fixes point the same direction — Southeast projects in this batch are further along, and more publicly documented, than the drafts suggested.

Corrected: nearly every outlet covering this announcement — including the Memphis Chamber's own release — reports $9.4B, not $9B. A mixed-use innovation campus proposed for the same metro where xAI's Colossus complex has drawn national attention (see this week's National issue); Memphis is fast becoming one of the most active AI infrastructure markets in the country.

Forsyth Technology Campus Data Center — Forsyth, GA
Developer: Trammell Crow Company (CBRE) · ~$8,400M (a more recent report cites $21B for the same site — treat as unsettled)
Corrected: a developer is publicly named — Trammell Crow Company has been attached to this project since at least December, contrary to an earlier draft describing it as undisclosed. Forsyth is the county seat of Monroe County, GA, so both location labels in circulation are correct, not a discrepancy. A more recent report puts the same 1,600-acre site at $21B rather than $8.4B, and local council reportedly advanced rezoning in February — worth re-checking current status before treating this as still pre-design.

Childersburg Data Center — Childersburg, AL
Developer: reportedly Western Hospitality Partners / WHP Development (unconfirmed on the record) · $6,000M
Softened: multiple trackers attribute this project to Western Hospitality Partners/WHP Development, though the company has declined to confirm on the record — a materially different picture than "no developer named publicly." The $6B figure, 500MW scale, and 486-acre Talladega County site are all confirmed via local reporting and the council's zoning approval. A separately-named "Childersburg Hyperscale Data Center" record may be the same project captured twice — noted internally, not independently verifiable on the public web.

AVAIO Digital Taurus Data Center Hub — Rankin County (Brandon), MS

Corrected: every public source — the Mississippi Governor's office, the Mississippi Development Authority, and AVAIO's own site — confirms $6B, not the $5B an earlier draft carried, and confirms Yates Construction as GC. AVAIO has already broken ground with a 116MW first phase disclosed, further along than design development. (The Yates attribution was misplaced on a separate Little Rock, Arkansas card in an earlier draft — see this week's Gulf South Central edition for that correction.)

Developer: Deca · $4,000M
An early-stage build on the Ohio River, confirmed via local reporting — pre-design, seeking KEDFA tax incentives, no final approvals, and no GC yet. A real window for contractors to build a relationship before design locks. (A separate, larger $9.6B hyperscale project from a different Louisville developer is also being pursued in Carroll County — a market to watch, not to conflate with this one.)

Signal Watch
The AVAIO Leo/Taurus mixup this week is a useful case study: same developer, same round dollar figure, two different Southern states — and the GC and correct value belonged to the Mississippi campus, not the Arkansas one. Two of five Southeast cards this week also had a "no developer named" claim that turned out to be wrong once checked against local coverage — Forsyth's Trammell Crow attribution and Childersburg's Western Hospitality Partners reporting were both a search away. Treat "undisclosed" claims in this region as a prompt to check, not a settled fact.
